And right from the start, AN IMPORTANT DIFFERENCE:
In Turkey, the buying process is completely different from that in Poland:
• There is no notarial deed like in Poland!
• You don't sign a contract with a notary.

The transfer of ownership takes place directly at the state office TAPU (Tapu ve Kadastro Müdürlüğü - Directorate of the Real Estate Register and Cadastre). It's the equivalent of a combination of land and mortgage registers and a notary. This is where the entire transaction is finalized, and only after receiving the TAPU (official property ownership document) do you become the owner of the property.

WHAT ADDITIONAL COSTS SHOULD BE INCLUDED IN ADDITION TO THE PURCHASE PRICE OF THE PROPERTY?
ONE-OFF FEES:
• Tax on Transfer of Title Deed (TAPU) – 4% of the property value listed on the TAPU. In Turkey, there are three "levels" of value:

1. Market price - how much you actually pay the seller,
2. Official value (Rayiç Bedeli) - determined by the city hall (often much lower),
3. Value entered in the TAPU - this is the value on which the 4% tax is calculated (the most important rule - the amount entered in the TAPU cannot be lower than the official value!)
• Official and administrative fees, i.e., working capital transaction fees (Döner Sermaye Harcı) and cadastral fee (Tapu Kadastro Harcı)
• ISKAN - occupancy permit (if one does not exist), a document confirming that the building was constructed in accordance with the building permit and meets legal and technical requirements. Without ISKAN, we will not be able to connect electricity and water utility bills and meters. • Valuation report/appraiser (only for Turkish citizenship applications)
• Sworn translator for the transfer of ownership deed or notarial power of attorney for our company (we described this in detail at the very end of this post)
• Bank document confirming the purchase of foreign currency "Döviz Alım Belgesi" (obligatory for foreigners)
• Property registration with the City Hall "Emlak Beyan" (notification of the property for property tax). This way, the property is assigned to you in the system.
• DASK insurance, i.e., state property insurance against natural disasters, primarily earthquakes (mandatory)
• Full property insurance (voluntary, but we recommend it for even better protection of your property)
• Connection of electricity and water utilities and meters
Each property is unique – fees are determined based on the location, official value, and specific building characteristics, so they may vary from case to case.

MONTHLY FEES:
• AIDAT, or monthly building maintenance fee/community rent, which every property owner must pay, even if they don't live in the property. The rent varies depending on the standard and infrastructure of the complex (swimming pools, sauna, gym, Turkish bath, etc.) as well as the area of ​​the property. Our clients typically pay several months in advance or for the entire year in advance.


ANNUAL FEES:
• Property Tax (Emlak Vergisi) – a tax calculated on the property's official value, which is defined by law, but its amount depends on the city's administrative status. For the Antalya/Alanya region, it is 0.2%.
• DASK Insurance – insurance against natural disasters must be renewed annually.
• Comprehensive property insurance
