HOW DOES BUYING PROPERTY IN TURKEY LOOK LIKE?

WISH LIST / EXPECTATIONS
This is a list of specific criteria prepared by the client. This is one of the first and most decisive steps in the process of searching for their dream property. In order to determine the client's needs and prepare the best real estate offers, we have prepared a few basic questions:
For what purpose do you intend to buy real estate in Turkey?
Do you prefer to buy real estate from the secondary market or from a developer?
Do you intend to buy real estate for yourself as a permanent residence or typically as a profitable investment?
What are your preferences regarding the location of the property? In which district? (if you do not know all the districts, please do not worry, we will help and advise)
What distance from the sea is suitable for you?
What type of property are you interested in?
What are your needs regarding living space? How many rooms?
What features would you like to have in the purchased property? Old building or in a new complex with all amenities for residents such as a swimming pool, sauna, gym, Turkish bath, etc.
We offer thousands of property offers on our website, so in order to find the most suitable offer for you, we need to know your needs as precisely as possible.
2. PREPARATION OF OFFERS AND PRESENTATION
After a thorough analysis of the client's expectations, we start finding several most suitable offers. We need 2-3 days for this (due to the fact that not all offers are on our website). We only contact trusted developers and property owners. After preparing the offer, we pick up the client from the hotel (or other place) and we all go together to our SELLING SUNSET REAL ESTATE office in Alanya to familiarize themselves with the offers in the form of a short presentation.
If the client is not on site and intends to buy a property ONLINE, then we conduct the presentations online and there is also the possibility of viewing the property remotely, via a camera.
After the presentation, if the clients like the offers prepared by us, we go on a "trip" together to view the selected offers. This way the client can personally and thoroughly look at the properties and get answers to all their questions.
3. ADVANCE PAYMENT AND SALES AGREEMENT
After the client has chosen the property of their dreams, we start negotiations with the seller and negotiate the final sales price and terms of sale. In this way, the payment plan is fully specified and everything will be included in the agreement between the seller and the buyer and the intermediary agency, i.e. US.
A deposit of 10% of the price of the property is required to book a given property.
Our company thoroughly checks everything about the property, whether the property is debt-free, has no mortgage, has a technical passport of the property, etc.
For each sale, we prepare an "official sales contract" in your preferred language.
4. LEGAL PROCEDURES
Foreign buyers must first obtain a tax number in Turkey when buying a property. All the client needs to do is bring their passport. We will guide the client through the process of obtaining a tax number without any problems.
The next step is to open a Turkish bank account to be able to make payments for the purchase. Later, this account can be used for all payments related to, for example, electricity, water, internet and other bills in the apartment. The documents required to open a bank account are an electricity bill confirming the address of the country of residence, a copy of the passport. Some banks also require a copy of the marriage certificate if the account is to be opened for a married couple.
A property valuation report is mandatory for foreigners when buying a property in Turkey. The valuation report, which is a document showing the real value of the property, is prepared by appraisers approved by the Turkish State. We work with partners approved by the government to ensure a safe purchase process.
5. RECEIVING THE TITLE
The average waiting time for TAPU, or the title deed, is about 2 weeks. The client can personally collect the title deed or give us a power of attorney previously prepared by a notary to transfer the title deed on your behalf.
